Sealing natural stone

Porous stone — marble, limestone, travertine, sandstone — needs sealing before grouting as well as after installation, or grout pigment will stain the surface permanently. Penetrating impregnating sealers sit below the surface and do not change the appearance; topical sealers add sheen but wear and need stripping to renew. For floors, penetrating is almost always the right answer.

Cleaning without damage

Acid cleaners remove cement haze and efflorescence effectively but will etch marble, limestone and polished concrete, and can attack cement grout if left too long. Always test in an inconspicuous area, wet the surface first so the acid does not draw straight into the pores, and neutralise thoroughly afterwards. For routine cleaning use a pH-neutral product — supermarket cleaners are often alkaline enough to strip sealer over time.

Efflorescence

The white bloom on new tile and grout is soluble salt carried to the surface as water moves out of the bed. Removing it before the substrate has finished drying just invites it back. Let the floor dry out fully, remove the deposit with a proprietary efflorescence remover, and address the moisture source — usually a missing damp-proof membrane or water tracking in from outside — or it will keep recurring indefinitely.

Handing over a maintenance regime

Most stone and grout damage in the first two years is caused by the wrong cleaning products. Give the client a short written note: pH-neutral cleaner only, no acids, no abrasive pads, no bleach on coloured grout, and reseal when water stops beading. It costs nothing and prevents the callbacks where a client has stripped a sealer with supermarket bathroom spray and blames the installation.

Frequently asked questions

How often should stone be resealed?
Test by dropping water on the surface. If it darkens rather than beading, it is time to reseal. Typically every one to three years on floors depending on traffic and cleaning regime.
What removes cement haze?
A dilute acidic cement film remover, used per the label and neutralised afterwards. Do not use acid on marble, limestone or polished concrete.
Can I use bleach on grout?
It will lighten mould stains but can also bleach coloured grout unevenly and degrade the polymer. A dedicated grout cleaner is safer.
