Choosing a membrane class
Water-based polyurethane and acrylic membranes are the workhorse for internal wet areas: low odour, easy to apply, and compliant with AS 3740 when installed to the system requirements. Solvent-based polyurethanes give higher elongation and better performance on external decks and balconies where movement and UV are factors, but need ventilation and correct PPE. Cementitious membranes suit substrates that stay damp and are the usual choice for planters, tanks, lift pits and negative-side applications where water pressure is pushing against the coating.
AS 3740 and the detail that fails
The membrane in the middle of the floor is rarely what leaks. Failures concentrate at junctions — floor-to-wall, penetrations, shower hobs and the waste flange. Every one of those needs bond breaker at the movement joint, reinforcing bandage bedded into the first coat, and the correct number of coats built up to the specified wet film thickness. Skipping the bandage at the floor-wall junction is the single most common defect in residential wet-area work.
Substrate preparation and flood testing
The substrate has to be sound, clean, dry to the membrane's moisture tolerance, and correctly falled to the waste before any membrane goes down. Grinding back laitance and priming to the system sheet is not optional. Once the final coat has cured for the full stated period — usually 24 to 72 hours — flood test to at least 25mm at the highest point for 24 hours before tiling. Finding a leak at flood test costs a day; finding it after tiling costs the bathroom.
Stick to one system
Manufacturers warrant systems, not individual products. Using one brand's primer under another brand's membrane, with a third brand's bandage at the junctions, voids every warranty involved and leaves you carrying the risk personally. It also introduces real chemical compatibility questions — some primers will not accept some membranes at all. Buy the primer, membrane, bandage and bond breaker as a set, and keep the batch numbers and data sheets with the job file.
Documentation and certification
Waterproofing is a critical stage inspection on most residential work in NSW, and the certificate matters as much as the workmanship. Photograph the primed substrate, each membrane coat, the bandage at every junction, and the completed flood test with the water level marked and dated. If a leak is alleged two years later, that photographic record is what settles the question. It takes ten minutes on the job and it is the cheapest professional indemnity available.
Frequently asked questions
- How many coats of membrane do I need?
- Follow the wet film thickness in the technical data sheet, not a coat count. Most water-based systems need two to three coats to reach the required thickness, applied in alternating directions with full cure between coats.
- Can I tile straight onto the membrane?
- Yes, once fully cured and flood tested. Use a tile adhesive compatible with the membrane — check the manufacturer's compatibility table, as some membranes require a specific adhesive class for bond.
- Does a shower need waterproofing behind the tiles?
- Under AS 3740 the shower walls require waterproofing to a specified height, and the whole shower floor plus junctions must be waterproofed. Tiles and grout are not a waterproof layer on their own.
- Who can carry out waterproofing in NSW?
- Waterproofing of wet areas in residential building work requires the appropriate licence or to be performed under a licensed builder. Check current NSW Fair Trading requirements for the specific scope of work.
